Commercial Buildouts in Lakeland, FL

Tenant improvements, interior buildouts and commercial remodels for offices, retail, restaurants and service businesses across Polk County, managed by a licensed general contractor that keeps your opening date in sight.

What Is a Commercial Buildout?

A commercial buildout turns raw or outdated commercial space into a finished, code-compliant space a business can open in. That can mean building out a shell or white box for a new tenant, reconfiguring an existing office, or renovating a retail or restaurant space for a new use. The work typically covers demolition, framing, drywall and ceilings, doors and storefront, electrical, plumbing and HVAC coordination, fire and life-safety items, accessibility and finishes.

Commercial work runs on deadlines and approvals. Plans usually have to be drawn by a licensed design professional and reviewed by Polk County or the city building department, a change of use can trigger fire and accessibility upgrades, and the landlord often has requirements of its own. DBR coordinates all of it, from permit drawings and landlord approvals to inspections and the certificate of occupancy, so you can focus on getting ready to open.

Common Commercial Buildout Questions

The terms are often used interchangeably. A tenant improvement usually refers to work done for a specific tenant under a lease, often paid partly by a landlord allowance. Buildout is the broader term for turning any commercial space into a finished, usable space. We handle both.

It depends on the size of the space and the plan review schedule. A small office or retail interior can often be completed within a few months including permitting. Restaurants, medical suites and larger spaces take longer because of mechanical work and additional inspections.

Most permitted commercial work needs drawings sealed by a licensed architect or engineer. We can work from your design team's plans or coordinate with a design professional for you.

Often, yes. For occupied spaces we can schedule noisy or disruptive work around your business hours and phase the project so you can keep operating.

Yes. We build to the approved plans, including accessible routes, restrooms and door hardware, and the fire and life-safety items the building department requires, then see the project through inspections.

Yes. We work with property owners and managers on white box and shell work, suite turnovers and landlord work letters, as well as directly with tenants.

Built Around Your Opening Date

Every week a commercial space sits unfinished is a week of rent without revenue. We build the schedule backward from your target opening, order long-lead items like storefront, HVAC equipment and specialty finishes early, and keep inspections moving so you can get your certificate of occupancy and open your doors.

Tell us about your space and your timeline, and we will walk it with you.
