Site Grading and Building Pad Preparation in Lakeland, FL

A level, well-drained, compacted pad is the foundation under your foundation. DBR Construction grades residential and commercial sites across Polk County to the elevations on your plans, so the slab stays solid and water goes where it should.

What Site Grading and Pad Preparation Involve

Site grading shapes the ground so it is level where it needs to be and sloped where water needs to drain. Pad preparation builds the raised, compacted area a slab or foundation sits on. Together they set the finished floor elevation, control stormwater runoff and give the foundation stable soil to bear on.

In Polk County that work matters more than in most places. Sandy soils shift when they are not compacted, a summer storm can drop several inches of rain in an afternoon, and many lots have to meet a minimum floor elevation set by the county, the city or FEMA flood maps. We grade to the survey and the engineered site plan, build the pad in compacted lifts and check elevations before the plumber or form crew arrives.

DBR Construction is a Lakeland-based Florida Certified General Contractor (CGC #1531838) that also builds custom homes, additions and commercial buildouts, so the crew grading your site knows exactly what the foundation and the finished building need from it. Common Site Grading Questions

Rough grading happens before construction. It shapes the site to the planned elevations and builds the pad the foundation sits on. Final grading happens after the building is up, smoothing and sloping the yard so water drains away from the structure and the lot is ready for sod and landscaping.

Pad height is set by your plans, not by guesswork. It depends on the minimum finished floor elevation required by Polk County or your city, any FEMA flood zone on the lot, and the drainage plan for the site. Your surveyor or engineer sets the number and we build the pad to it, checking elevations as we go.

Often, yes. Standing water usually comes from low spots, flat areas with no slope, or runoff from a neighboring lot. Regrading, adding a swale or reshaping the yard so it slopes away from the house can solve most of these problems. We will look at where the water comes from before recommending a fix.

For new construction, grading is usually covered under the building or site development permit. Grading that changes how water leaves your property, or work near wetlands, may need its own review. We confirm what your project needs with Polk County or your city before work starts.

The pad is built in compacted lifts, and on projects that call for it a testing lab runs density tests to confirm it meets the specification before the foundation goes in. That testing is what gives your builder and inspector confidence the slab will not settle.

Yes. Most of our grading jobs start with land clearing, and handling both means no gap between contractors and no finger-pointing if something is off. We clear, grade, build the pad and hand you a site that is ready for foundation work.

Get the Grade Right the First Time

Fixing a bad grade after the slab is poured is expensive, and sometimes it is not possible at all. We set elevations from the survey, keep checking them as the pad goes up and have the site ready for inspection before foundation work starts. It is the same standard we hold on our own builds.
